Requests will be thoroughly discussed before I decide to accept the commission. A projected fee will be quoted before initiation of the designing process.

Downpayment of half the projected fee must be made before the build begins, and the remaining half will be paid upon completion of the build. Additional fees apply in the case of late major edits requested by the owner. Turn over of the downpayment marks the start of the designing process.

Turnover of approximate furniture allowance should also be done prior to start of the process. Otherwise, if you don't wish to turn over the furniture fee, kindly make sure to be frequently online so I can request the needed items in a timely manner. Listed allowance ranges above may vary depending on storage status and market board prices.

Kindly let me know beforehand if you have a limited budget to adjust the build accordingly (i.e. use of verdants or eastern ponds). Design fee does not include purchase of additional furnishings I may request during the process.

Commissions I accept will be limited to 1 floor builds.

Any additional items (not currently in their storage) will be shouldered by the owner.

Character locked items (doman enclave items, queen's rest, MGP items, PVP items) will be provided by the owner.

Timeframe for commissions are approximations only and may be subject to change in the event of unforeseen circumstances (i.e. IRL commitments). I do NOT take commissions with a deadline.

Requesting a commission entails that the owner has given consent to post any photos/videos taken of the build. Address may be kept private if you so wish, otherwise it will be included in my posts as well.

Builds must be maintained for at least a month after it has been completed. During the building process, I would highly appreciate it if the owner refrains from entering the premises if possible unless asked to evaluate progress.

Exterior decoration is NOT included in the services I offer.

I reserve the right to cancel the request if the owner acts disrespectful or over-micromanages my decision making. Likewise, if the owner does not think my design fits with what they want, they may opt to cancel the commission, hence please be sure you like the work that I do before reaching out.

In the event of any cancellation: (1) cancellation on the part of the client after designing process has started will deem the initial deposit forfeit; (2) cancellation on my part (i.e. unforeseen IRL circumstances) will call for refund of the initial deposit to the client; (3) and cancellation on basis of rudeness/ over-micromanaging will also deem the deposit forfeit. Upon cancellation, I reserve the right to remove any furnishings placed prior.
